For every old-school&nbsp;<a class=\"\" href=\"https:\/\/www.sfgate.com\/realestate\/article\/If-you-ve-ever-wonderinged-14006044.php\">Victorian home<\/a>&nbsp;and grimy,&nbsp;<a class=\"\" href=\"https:\/\/www.sfgate.com\/food\/article\/sf-dive-bar-zeitgeist-17669945.php\">longtime dive bar<\/a>, it seems that there are just as many brand-new loft spaces and trendy restaurants packed with moneyed&nbsp;office workers. And despite surviving a previous&nbsp;<a class=\"\" href=\"https:\/\/www.sfgate.com\/news\/article\/Mission-survivors-Business-still-alive-amid-the-8316371.php\">\u201conslaught\u201d<\/a>&nbsp;of gentrification, now, it appears that the neighborhood is bracing itself for yet another tech movement: the&nbsp;<a class=\"\" href=\"https:\/\/www.sfgate.com\/local\/article\/tech-startup-moved-miami-downtown-sf-18367178.php\">burgeoning<\/a>&nbsp;artificial intelligence industry.&nbsp;<\/p>\n\n\n\n<p>Derek\u00a0Daniels, a regional research director at Colliers International, a\u00a0<a class=\"\" href=\"https:\/\/www.colliers.com\/en\/about#:~:text=Colliers%20(NASDAQ%2C%20TSX%3A%20CIGI,of%20approximately%2020%25%20for%20shareholders.\">multibillion-dollar<\/a>\u00a0investment management company, said the Mission neighborhood is jokingly referred to as \u201cArea AI,\u201d an homage to Area 51. \u201cMost of it is concentrated in that area,\u201d he told SFGATE.\u00a0<\/p>\n\n\n\n<p>\u201cAll the talk has been \u2018tech is shrinking\u2019 \u2014 but the AI segment is a segment that\u2019s seeing significant growth in funding,\u201d Daniels added.&nbsp;<\/p>\n\n\n\n<p>Even though San Francisco is&nbsp;<a class=\"\" href=\"https:\/\/www.sfgate.com\/tech\/article\/hero-digital-headquarters-leaves-sf-layoffs-18315914.php\">hemorrhaging<\/a>&nbsp;<a class=\"\" href=\"https:\/\/www.sfgate.com\/tech\/article\/2021-05-tech-office-lease-sf-twitter-salesforce-16151686.php\">tech companies<\/a>&nbsp;<a class=\"\" href=\"https:\/\/www.sfgate.com\/news\/editorspicks\/article\/salesforce-cancels-office-lease-san-francisco-16015817.php\">left<\/a>&nbsp;and&nbsp;<a class=\"\" href=\"https:\/\/www.sfgate.com\/local\/article\/What-everyone-gets-wrong-about-tech-in-the-Bay-16073613.php\">right<\/a>, a map Colliers shared with SFGATE shows that this industry is slowly, quietly taking hold in one of San Francisco\u2019s most diverse neighborhoods. Adept AI, for instance, which was founded in 2022, has offices just a 15-minute walk from 16th Street BART Station. OpenAI, arguably the most prominent artificial intelligence company, is around the corner on Florida Street, and companies like Zoox, Ideo and Embark Trucks are all clustered in the same gray region of the Mission District.&nbsp;<\/p>\n\n\n\n<p>\u201cOpenAI has somewhat of a queen bee phenomenon,\u201d says John Jensen, Colliers\u2019 executive vice president.&nbsp;<\/p>\n\n\n\n<p>\u201cAs someone who has lived and worked in the Mission since 2016, I found it to be the ideal location for a startup like ours,\u201d Sonia\u00a0Kastner, Pano AI\u2019s CEO and co-founder, told SFGATE.\u00a0<\/p>\n\n\n\n<p>Aside from offering mixed-use office space and easy highway access, the neighborhood provides a \u201cvibrant urban setting\u201d for the company\u2019s local employees and makes it easy for customers, investors and policymakers to visit headquarters, she said.&nbsp;<\/p>\n\n\n\n<p>Soran Mofti, a manager at&nbsp;<a class=\"\" href=\"https:\/\/www.sfgate.com\/local\/article\/san-francisco-tech-startup-furniture-resold-18392947.php?IPID=SFGate-HP-CP-Spotlight\">Remoov<\/a>, a company in the area that declutters and resells secondhand furniture, can attest that tech\u2019s landscape is changing based on the number of clear-outs he\u2019s been assigned.&nbsp;&nbsp;&nbsp;<\/p>\n\n\n\n<p>Many startups have told him that they\u2019re going remote or moving to other neighborhoods&nbsp;\u2014 namely, the Mission.&nbsp;<\/p>\n\n\n\n<p>Most employees in the industry work, live and play in the neighborhood, said Jensen, and\u00a0Mofti agrees that the area\u2019s proximity to bars and restaurants is what makes it so alluring compared to downtown.\u00a0<\/p>\n\n\n\n<p>Jensen predicts that the prices for office space will go up, but he believes this demand will ultimately benefit the community\u2019s residents and small businesses. Unlike&nbsp;<a class=\"\" href=\"https:\/\/www.sfgate.com\/bayarea\/article\/hayes-valley-thriving-union-square-struggling-18102986.php\">downtown San Francisco<\/a>, the Mission has a wealth of foot traffic, contributing to the area\u2019s vibrancy \u2014 tech\u2019s presence, he says, will only bolster it even more. \u201cSuccess breeds success,\u201d he said.&nbsp;<\/p>\n\n\n\n<p>But Mofti is concerned that these&nbsp;<a class=\"\" href=\"https:\/\/www.sfgate.com\/expensive-san-francisco\/article\/gentrification-sf-oakland-san-francisco-vallejo-13293754.php\">encroaching companies will displace businesses<\/a>&nbsp;in the working class enclave, which has long been home to furniture warehouses and brick-and-mortar design shops.<\/p>\n\n\n\n<p>\u201cIf this trend continues in the Mission, then it\u2019s going to be a little bit problematic for the traditional furniture businesses that have traditionally been in this neighborhood,\u201d he said.&nbsp;<\/p>\n\n\n\n<p>Major investment companies, however, believe otherwise.\u00a0<\/p>\n\n\n\n<p>\u201cEvery day, we\u2019re seeing groups that are evaluating expansion in this area.
