You\u2019d be forgiven for not knowing that it was once the Cine Latino movie theater, considering that theater closed way back in 1987, and this Mission Street building near 21st has been vacant ever since. For nearly ten years, the building has looked like what is seen below.<\/p>\n\n\n\n<figure class=\"wp-block-image\"><img decoding=\"async\" src=\"https:\/\/img.sfist.com\/2024\/04\/IMG_7833.JPG\" alt=\"\"\/><figcaption class=\"wp-element-caption\"><em>2551 Mission Street in 2018. Image: Joe Kukura, SFist<\/em><\/figcaption><\/figure>\n\n\n\n<p>There had been plans in recent years to turn the place&nbsp;<a href=\"https:\/\/www.sfweekly.com\/archives\/seemingly-abandoned-mission-building-actually-under-construction\/article_eeb80f78-f92f-5425-9566-fd9e3d5d528e.html\">into a 20,000 square-foot gym<\/a>, but those plans were&nbsp;<a href=\"https:\/\/www.missionwordsf.com\/post\/gym-permits-denied-for-landlord-who-demolished-historic-mission-street-theater-facade\">shot down when the permits were revoked<\/a>&nbsp;in 2019 over unauthorized removal of the building\u2019s&nbsp;<a href=\"https:\/\/www.flickr.com\/photos\/wallyg\/6939956529\/in\/photostream\/\">old historic facade<\/a>. (The building&#8217;s owners won a $200,000 settlement over that decision.) And so the long limbo continued several more years, but now Mission Local reports that permit applications have been submitted to make the building&nbsp;<a href=\"https:\/\/missionlocal.org\/2024\/04\/cine-latino-mission-street-art-spaces-studios-theater\/\">art galleries, art studios, and retail space<\/a>. And maybe even an outdoor movie theater on the top level.<\/p>\n\n\n\n<p><blockquote class=\"twitter-tweet\" data-width=\"550\" data-dnt=\"true\"><p lang=\"en\" dir=\"ltr\">The 111-year-old building on Mission Street that once housed Cine Latino, which has sat vacant for years, could soon become arts spaces &amp; even a rooftop theater.<br><br>Its owners want artist studios on the second  &amp; third floors, &amp; an art gallery below.<a href=\"https:\/\/t.co\/spjOL1iFLQ\">https:\/\/t.co\/spjOL1iFLQ<\/a><\/p>&mdash; Mission Local (@MLNow) <a href=\"https:\/\/twitter.com\/MLNow\/status\/1776396543425434039?ref_src=twsrc%5Etfw\">April 5, 2024<\/a><\/blockquote><script async src=\"https:\/\/platform.twitter.com\/widgets.js\" charset=\"utf-8\"><\/script><\/p>\n\n\n\n<p><br>While the permits are all still under review, there is definite progress being made on the structure that\u2019s directly across from the Alamo Drafthouse. As we see above, there is now a new facade and windows on the building. A look through&nbsp;<a href=\"https:\/\/www.google.com\/maps\/@37.7561904,-122.4188655,3a,75y,107.66h,88.42t\/data=!3m8!1e1!3m6!1sx9otyuclioKIbwk2h5i4cw!2e0!5s20140801T000000!6shttps:%2F%2Fstreetviewpixels-pa.googleapis.com%2Fv1%2Fthumbnail%3Fpanoid%3Dx9otyuclioKIbwk2h5i4cw%26cb_client%3Dmaps_sv.share%26w%3D900%26h%3D600%26yaw%3D107.65548706194247%26pitch%3D1.5835280595041752%26thumbfov%3D90!7i13312!8i6656?coh=205410&amp;entry=ttu\">old Google Street View pictures<\/a>&nbsp;shows the building has not had a facade or any windows for more than ten years running.<\/p>\n\n\n\n<p>Construction is already happening inside the structure, and Mission Local notes the owner has filed permits for a ground floor art gallery and retail use, and art studios on the upper floors.<\/p>\n\n\n\n<p>The building is owned by the Vera Cort Trust, and as Mission Local also reported, Vera Cort&nbsp;<a href=\"https:\/\/missionlocal.org\/2024\/04\/vera-cort-longtime-mission-landlord-dies-at-82\/\">passed away a week ago today<\/a>. Cort had reportedly hoped the second floor could be turned entirely into artists&#8217; studios.<\/p>\n\n\n\n<p>\u201cVera wanted to do right by the building,\u201d the project\u2019s architect Charles Hemminger told Mission Local. \u201cShe was dedicated to the building to the end.&#8221;<\/p>\n\n\n\n<p>And as we\u2019d previously mentioned, there is a possibility that the roof of the new structure could be turned into an outdoor movie theater. But one imagines that plan would run into opposition from noise-averse neighbors, who complained about&nbsp;<a href=\"https:\/\/sfist.com\/2023\/02\/08\/the-new-big-bissap-boabab-has-big-problems-with-condo-neighbors-noise-complaints\/\">live music at Bissap Baobab<\/a>&nbsp;and the&nbsp;<a href=\"https:\/\/sfist.com\/2024\/04\/02\/mission-district-bar-casements-wins-right-to-extend-their-back-patio-hours-later-into-the-evening\/\">back patio at nearby Casements<\/a>. &nbsp;<\/p>\n\n\n\n<p>We should note that these are all just plans for permit applications that have been submitted to the SF Planning Department. These permits are still under review.
